What it is
Property owners in Georgia can obtain a short-term residence permit if the market value of their property exceeds 150,000 US dollars. It is one of the most straightforward ways to live legally in Tbilisi or Batumi. We arrange a valuation by a certified appraiser, translate the documents and file the application together with you.
A short-term residence permit is issued to a foreigner who owns property in Georgia (other than agricultural land) with a market value of more than 150,000 US dollars in the GEL equivalent. This threshold applies since 1 March 2026 — previously it was 100,000 dollars.
The value is determined by a certified appraiser from an accredited organisation. The area, location, condition and view are taken into account; furniture and appliances are not.
Who this is for
- Owners of apartments and houses in Georgia worth $150,000 or more.
- People planning to buy property to obtain a residence permit.
- Owners of several properties that together exceed the threshold.
How much the property must be worth for a residence permit
Since 1 March 2026 the market value of the property must exceed 150,000 US dollars. What matters is the market value in the appraiser's report, not the price in the purchase agreement. The amount can be made up of several properties, including non-agricultural land plots.
If you are not sure whether your apartment qualifies, write to us: we will do a free preliminary assessment and only then start the application.
Why property in Georgia is a good choice
- Simple and quick registration of ownership at the House of Justice.
- High rental demand in Tbilisi and Batumi.
- Foreigners can buy housing on the same terms as citizens.
- Ownership gives grounds for residence permits for the whole family.
How long a real estate residence permit is issued for
A short-term residence permit is issued for one year and extended by a year for as long as you remain the owner. If the ownership ends, the residence permit ends too. With an investment of $300,000 or more, consider an investment residence permit — for up to 5 years.
What a Georgian residence permit gives you
- Living in Georgia without visa runs or leaving every 365 days.
- A foreigner's identity card (binadroba) — the resident ID card.
- An electronic signature and access to public services on my.gov.ge.
- The option to bring your family on the family-reunification ground.
- Applying for visas at embassies in Georgia as a resident.
- A path to permanent residence and citizenship in the future.
What to do after the permit is approved
After approval you need to obtain the resident ID card (binadroba) and register at a residential address — that is, temporary address registration (propiska) in Georgia. If you do not own a home, the owner's consent is required. We help with both the registration and the card.
Extending the residence permit
To extend the permit, you must again meet the conditions of your ground or apply on a different ground — for example, switch from an IE to real estate or employment. It is best to apply early, no later than 40 days before your lawful stay ends. Extension is possible remotely, by power of attorney.

Details and documents
Documents
To apply you will need:
- Passport and a Georgian phone number.
- A registry extract confirming ownership — we obtain it for you.
- The property valuation report.
- Photos of the property and its cadastral code.
Important to know
- Residence permits are decided by the Public Service Development Agency. No one can guarantee approval — we reduce the risk of refusal due to document errors.
- The application must be filed before your lawful stay in Georgia ends — for most grounds no later than 40 days before.
- Requirements change; we check the rules in force on the date you apply.
- The $150,000 threshold applies since 1 March 2026. Do not rely on advice that the old $100,000 threshold still applies to earlier purchases — the law contains no such rule.
What to prepare for a consultation
- The address or cadastral code of the property.
- Area, floor and state of renovation.
- The date your legal stay in Georgia ends.
