What it is
A professional valuation establishes the market value of a property for a specific purpose — a transaction, a bank, a legal procedure or a residence-permit application. We arrange the valuation and explain what the report can and cannot be used for.
The valuation analyses the market, the characteristics of the property and comparable offers, and results in a written report.
For residence permits based on property, Georgian law sets a specific requirement: the market value must be established by a certified assessor of a body accredited by the Georgian Accreditation Centre. For the short-term permit, the value must exceed USD 150,000 equivalent in GEL (from 1 March 2026); for the property-based investment permit, it must exceed USD 300,000.
If you need the valuation for a residence permit, tell us at the start so that the report is prepared by an assessor who meets this requirement.

- The registry extract or ownership document.
- The address and cadastral code.

Important to know
- A valuation alone does not give a right to residence. The residence-permit application has its own documents and conditions, and the decision belongs to the Public Service Development Agency.
- A valuation must be independent and reflect the market. No result can be promised in advance.
- Whether a particular report is accepted for a particular purpose depends on the requirements of the receiving authority or bank.
What to prepare for a consultation
- The purpose of the valuation.
- The property's address and cadastral code.
- Ownership documents.
- Your deadline.

Questions
Is the valuation enough to get a residence permit?
No. It is one of the required documents. The other documents and conditions still apply, and only the agency decides.
Who can value property for a residence permit?
A certified assessor of a body accredited by the Georgian Accreditation Centre, as required by the Law on the Legal Status of Aliens.
