What it is
Buying, selling or re-registering property in Georgia ends with registration at the National Agency of Public Registry. We help you prepare the documents, understand the registry extract and accompany you at the Public Service Hall — and, where needed, coordinate a valuation.
Rights to immovable property in Georgia are recorded in the Public Registry, maintained by the National Agency of Public Registry (NAPR). A change of ownership is registered on application, and the registry extract shows the current owner and registered rights and encumbrances.
Before you sign, the extract is the starting point for understanding what you are buying. It does not replace a full legal review of the transaction where the circumstances call for one.
Who this is for
- Buyers and sellers of residential or commercial property.
- Owners who need to re-register ownership.
- Foreign buyers considering a property-based residence permit.
How we help
- Explaining the registration process and the documents for your transaction.
- Obtaining and explaining registry extracts.
- Accompaniment at the Public Service Hall for registration of the transfer.
- Coordinating a property valuation with our valuation specialist.
- Referral to a qualified legal professional where a transaction-specific legal review is needed.
How it works

- 2
Registry extract
We obtain the current extract and go through it with you.
- 3
Documents
The documents for the transaction are prepared and checked for consistency.
- 4
Registration
The application is filed with NAPR. Standard term: within 4 working days, with faster options.
- 5

Important to know
- We do not describe a transaction as legally safe without the necessary review, and legal due diligence is not included unless agreed in writing.
- A property-based residence permit now requires a market value above USD 150,000 equivalent in GEL, set by a certified assessor of an accredited body (from 1 March 2026).
- Valuation must be independent. We do not promise any particular valuation result.
What to prepare for a consultation
- The property's cadastral code or address.
- The parties and their citizenships.
- The planned price and financing.
- Your plans: residence, renting or resale.
